Purchasing a new home from Raleigh to Fayetteville and everywhere in between

Buying a home is an intimidating event for most people. However, with a bit of up-front planning, it isn't very complicated. The professional real estate agents at Wood Realty Group, Inc like to supply buyers with an overview of the entire deal so they know exactly what to expect. Below are our nine steps to purchasing a home.

When you're ready to get started, you can contact us here or send an e-mail to Info@WoodRealtyNC.com. A member of our team will be happy to answer questions you have regarding this or any other real estate information.

Step 1 – Get ready to buy
There are several things you'll want to take into account before you search for a home. You'll want to create a checklist of items you need to have, get a plan of what neighborhoods and school districts you'd like to live in, and start working on your budget. Ensuring your mortgage payment is around 30 percent of your net monthly income is a good rule of thumb to follow.

Step 2 – Get in touch with a real estate agent in the Raleigh & Fayetteville area
That's where we can help. We'll arrange a time so we can talk about your real estate needs and get an idea of your future plans. This buyer consultation can be carried out via telephone or in person at a location of your choice. We'll talk about everything from neighborhoods, schools in the target area, the mortgage and housing industries and any other economic factors that may affect your buying decision today or in the future. Our intial conversation will focus on finding the perfect area within Johnston, Harnett, Sampson, Wake and Cumberland counties for the purchase of your new home. We will also incover specific needs and desires for your new home and your new community.

We'll also give you some initial information about obtaining a home loan if needed. There are some excellent mortgage professionals in the Raleigh / Fayetteville area and we partner with a lot of them, so you'll be in great hands. They can help you figure out which type of loan is best for you, as well as help you get approved.

Step 3 – Start your home search
After our initial meeting, we'll begin looking for available homes on the market that best suit you and your family. We'll research most of the houses and ignore the duds, and then we'll set up appointments to tour the homes at a time that's convenient for you.

When viewing homes, we'll show you the positive features, as well as negative ones. We'll also ask you what things you like and don't like about the homes. Oftentimes, buyers amend their wish list as we view homes and some items become more necessary than others. If such is the case, we'll search the listings again and narrow it down to the home you've been wishing for.

Step 4 – Know the housing market
Our understanding of the Johnston, Harnett, Cumberland and Wake County housing market is a necessary advantage in your search. We are familiar with all the neighborhoods and schools, and we'll alert you to some districts are "hot" and demand prompt action and others that are "cool" and allow for a more cautious approach.

As you begin this process make sure to trust your instincts and ask lots of questions, as not all real estate agents are created equal. If you are not getting appropriate disclosure, exceptional customer service or expert knowledge call us at (919)894-6161 or e-mail our home professional team at Info@WoodRealtyNC.com, and we'd be happy to answer your questions. Our local market expertise throughout Johnston, Harnett, Wake and Cumberland counties will help you stay a step above the rest throughout the entire deal.

Step 5 – Find the house you've been waiting for
We are positive you'll find your dream home in the Raleigh / Fayetteville area. Are you looking real estate properties with a small town feel like Benson, Dunn, Lillington or Four Oaks? How about some of our fastest growing areas like Clayton, Raleigh, Cary or Fayetteville? No matter what your location pleasure from Raleigh to Fayetteville we are the right team for the job. When we locate your perfect propety, we'll precisely create your purchase offer. The offer will be tailored keeping your needs in mind, including any needed contingencies, such as receiving financing, completing the inspection process, and a obtaining a clean title.

Let Wood Realty Group, Inc guide you through finding your dream home in Benson When turning in your offer, you'll want to submit "earnest money." This is a monetary deposit

typically held in a "Trust Account" securing an offer to buy the property and is most often put towards the cost of closing your new home. If the seller accepts your offer, we should close on the property within 20 to 60 days. This period of time will vary depending upon your loan financing.

Step 6 – Negotiate
Most contracts are not accepted on the initial offer. It's very common to receive a initial counter offer. But don't let this intimidate you. We'll talk over whether or not to accept the counter offer, propose our own counter offer, or refuse the seller's offer and go on to another property.

Market conditions will play a part in how aggressively we negotiate the contract. We'll also work within your financing limits. And at the end of the day, we'll formulate a deal that works well for you.

Step 7 – Obtain your loan
Upon signing the deal, you'll start working with your lender to close the loan. If you're already pre-approved, it shouldn't take much time at all, but we will still keep in close contact with your lender. Our team is experienced at the entire loan process and will sort out all the property information your mortgage lender needs to close the loan.

Step 8 – Close the deal
Your lender will furnish you with a Good Faith Estimate (GFE) outlining your closing costs within three days of getting your loan application. The estimate depends on the loan amount, and RESPA requirements require that it has to involve all closing costs and fall within a close range of accuracy. We'll study the estimate and let you know if everything looks good.

Then we'll close on your home. This will most often occur at an attorney office and should be a smooth and relaxing occasion.

Step 9 – Move in
Success! Now you can move into your new home. Enjoy it!
